Agreement is made by owner and guest to rent premises under terms listed:
CHECK-IN/CHECK-OUT: A key code will be provided for entrance into the Unit. Guests do not check in at front desk, since rentals are handled by owner. In order to allow housekeepers time to professionally prepare for your stay, our check-in time begins at 4:00 PM & check out time of 10:00 AM. Early check-in or late check out requests cannot be guaranteed, and key code will not work before or after check in and check out times.
RENTAL BALANCE: Outstanding balances are due thirty (30) days prior to arrival.
KEYS: The unit has keyless entry. The key code will be provided in advance. Entrance to the pool and hot tub area is now controlled by key fobs. You will find our two key fobs (attached to wrist bands) in the "boat" on top of the kitchen counter. To access the pool and hot tub area just hold the key fob up to the "receiver box" that is on the brick wall to the right of the pool area entrance door. Door will open when it reads the key fob. Please make sure the two wrist bands with pool key fobs are back in the “boat” on the kitchen counter at your departure. A $100 replacement fee will be deducted from your deposit refund for each lost key fob.
PETS: Pets are not allowed in the rental unit.
PARTIES: House parties are not allowed in the rental unit.
NON-SMOKING: Unit and balcony are non-smoking. Smoking is prohibited.
RESORT RULES: Guest agrees to abide by rules & regulations of Reflections at Bay Point.
MAXIMUM OCCUPANCY: The number of guests occupying the unit is limited to 4. Limits are strictly enforced and additional charges may apply.
TERMINATING RENTAL: Owner/Hughes Premier Properties, LLC reserves the right to refuse or discontinue tenancy if guest use is detrimental to property. In such event, rental amount will not be refunded.
DAMAGES: Guest will be responsible for damages or theft. Please report any damage upon arrival or occurrence. The housekeeping staff inspects each unit after departure to ensure property is left in good order. YOUR DAMAGE DEPOSIT WILL BE RETURNED MINUS CHARGES FOR DAMAGE OR EXCESSIVE CLEANING. Charges to your deposit may include, but are not limited to, damages over and above normal wear and tear, theft or excessive clean-up requirements. Please do not sit on furniture in wet bathing suits. Also, please do not bring luggage carts inside the unit, unload them from outside the front door.
MAINTENANCE: Owner cannot guarantee the operation of all appliances, but every effort is made to keep equipment & appliances in working order. If needed, agents, authorized employees, or repairmen may enter the premises during for repair, care or maintenance of rental unit. Malfunctions will be repaired as quickly as possible. There is no discount or refund for equipment or appliance failure.
EARLY DEPARTURE: Early termination of rental period by guest does not supersede the original reservation agreement.
INDEMNIFICATION: Guest agrees to indemnify & hold owner, Hughes Premier Properties LLC and its employees, free and harmless for any liabilities or loss or damage whatsoever arising from, related to or in connection with rental of the premises including but not limited to any claim or liability for personal injury or damage or loss of property which is made, incurred or sustained by Guest or guest of Guest.
DEPARTURE: Guest agrees upon departure to take out all trash (trash chute is behind the elevators), load the dishwasher and start it (not necessary to unload). Remove any food from refrigerator, leave soiled towels in bathroom’s white hamper. Place all soiled bed linens in a pile by the washing machine. Please text our cleaning service at 760-989-1503 when leaving so they know the unit is ready to be cleaned. Please note that if a mess is left, an extra $75 cleaning fee will be deducted from your deposit refund. Please make sure the two wrist bands with pool key fobs are back in the “boat” on top of the kitchen counter at your departure. A $100 replacement fee will be deducted from your deposit refund for each lost key fob.
AGREEMENT: Guest certifies that she/he has read and agrees to be bound by the terms of this agreement. Guest also certifies that he/she is at least twenty-five (25) years of age.
CANCELLATION POLICY:
Guest who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 14 and 30 days before check-in, they will get back 50%. Otherwise, there will not be a refund.
